No hot water: what should I check?

A simple checklist can help identify whether the issue is isolated to one fixture or the whole system.

First check: Is the problem affecting every hot tap, or only one? Then look for obvious leaks or warning signs, but do not open panels or work on gas or electrical components.

Check the symptoms

Run a hot tap briefly at more than one fixture. Completely cold water throughout the property suggests a system, supply or control issue. Lukewarm water, temperature changes or hot water running out quickly can point to a different fault.

Look for visible leaks

Check around the base of a storage tank and nearby pipe connections without touching hot surfaces. A steady leak, steam, hissing, burning smell or water near electrical equipment should be treated urgently. Keep clear and call a suitably qualified professional.

What should tenants do?

Record when the hot water stopped, take a photo of the system label if it is safe, and contact the property manager or owner according to your tenancy process. Avoid resetting unfamiliar equipment repeatedly.

When should I call a plumber?

Arrange help when there is no hot water across the property, the system is leaking, the problem keeps returning, or you are unsure whether the issue involves gas, electricity or plumbing. Never attempt gas work yourself.
